What Happens After Your Offer Is Accepted?

by Zach Eppard

If you’ve been searching for a home, writing offers, and finally get that exciting “your offer has been accepted!” call. Congratulations! That’s a huge milestone.

But here’s something most buyers don’t realize right away:
The work isn’t over. In fact, the most important part of the process is just beginning.

Getting under contract is the start of a time-sensitive and detail-heavy period that includes inspections, appraisals, financing, title work, and more.

As your real estate agent, my job is to guide you through each step, protect your interests, and make the experience as smooth and stress-free as possible.

Here’s what you can expect and exactly how I help along the way.

βœ… Step 1: You’re Officially Under Contract

Once the purchase agreement is signed by both buyer and seller, you’re officially “under contract.” That means all deadlines outlined in the contract begin immediately, including timelines for inspections, financing, and closing.

How I help:

  • I send you a personalized timeline with important dates so nothing gets missed

  • I coordinate with the seller’s agent, your lender, and closing attorney

  • I stay in touch frequently so you always know what’s next

πŸ” Step 2: Schedule the Home Inspection

Most contracts in Virginia give the buyer 7–10 days for inspections. A licensed home inspector will evaluate the property’s major systems, structure, and safety issues.

Optional inspections may include:

  • Radon

  • Termite

  • Septic and well

  • Chimney

  • Mold or lead paint (especially in older homes)

How I help:

  • I recommend trusted, local inspectors who do a thorough job

  • I attend the inspection with you to explain findings in real time

  • I help you prioritize which issues are serious and which are cosmetic

  • I handle all communication with the seller’s agent regarding repairs

πŸ› οΈ Step 3: Inspection Negotiations

Once we receive the inspection report, we’ll review the findings together and decide what to do next. You typically have three choices:

  1. Move forward with the purchase as-is

  2. Request the seller to make certain repairs

  3. Ask for a repair credit or price reduction

Negotiating this part can be delicate, we want to address the real concerns without spooking the seller or losing the deal.

How I help:

  • I write a strong, clear repair request addendum based on your priorities

  • I keep the tone respectful to maintain good rapport with the seller’s side

  • I explain your options, including pros and cons of each approach

  • I help you feel confident in moving forward (or walking away, if needed)

πŸ’° Step 4: Finalize Financing & Appraisal

During this phase, your lender is working hard behind the scenes. They’ll:

  • Order the appraisal to confirm the home’s value

  • Re-check your income, assets, and debts

  • Prepare your loan for underwriting approval

The appraisal ensures the home is worth what you're paying. If the value comes in low, we may need to re-negotiate or find another solution.

How I help:

  • I communicate with your lender regularly to make sure everything stays on track

  • I monitor deadlines and financing contingency periods

  • If the appraisal is low or there are delays, I help negotiate a fair resolution

  • I keep you informed on estimated closing costs and next steps

πŸ’‘ Tip: This is not the time to open new credit cards, finance a car, or make big purchases. I’ll remind you to hold off until after closing.

πŸ›οΈ Step 5: Title Work, Disclosures & Document Review

Once financing is progressing, the settlement attorney or title company begins preparing your file for closing. They’ll:

  • Check for liens or title issues

  • Verify legal ownership of the property

  • Draft the deed and final closing documents

  • Work with your lender to balance the numbers

During this time, the seller is usually completing agreed-upon repairs, and both parties are preparing to transfer ownership.

How I help:

  • I review the title commitment and settlement statement with you

  • I follow up with the seller’s agent to confirm repair completion

  • I explain any legal forms or documents you’re asked to sign

  • I make sure you’re clear on final costs and funds needed to close

🏁 Step 6: Final Walk-Through & Closing Day

A day or two before settlement, we’ll do a final walk-through of the home. This ensures:

  • Repairs have been completed

  • The home is in the same (or better) condition

  • Nothing has been removed or damaged

Then, it’s time for closing, typically held at a local attorney’s office or title company.

How I help:

  • I schedule your walk-through and attend with you

  • I bring a copy of the repair list and contract for reference

  • I coordinate with all parties to ensure a smooth closing

  • I celebrate with you when you get the keys to your new home!

πŸ’¬ Why Having an Agent Matters More Than Ever

The period between offer and closing is full of moving parts.
As your agent, I don’t just help you find a house, I protect your investment, reduce surprises, and solve problems before they become issues.

A few things I do that buyers don’t always see:

  • Proactively manage timelines and keep everything on schedule

  • Explain every form in clear, simple terms

  • Negotiate with strategy and tact

  • Help avoid costly mistakes (especially for first-time buyers)
